The process of listing a home for sale often begins months before the sign is in the yard and it's becomes a Live listing. For those who have sold before, you know this can be a pleasant process or one that you cringe at the thought of repeating.

We do things a little differently here. We begin with one goal - simplify the listing process and bring value to our clients in ways they never thought possible.

It starts with a plan. Our first consultation is typically a minimum of two hours (don't worry, we will bring snacks!). Why? Because there's a lot of ground to cover between where we are now and the destination you seek. And also because personalization takes time. There's no "process" that is suited perfectly for everyone, and we don't waste time pounding square pegs into round holes. We invest our time in getting answers to some very important questions that will allow us to focus in on that destination while making sure your priorities are met. We also ensure that you are informed, educated, and comfortable with the sale process, from inception to closing.

From this meeting, our Action Plan is born. This plan often includes:

  • Exclusive Design Consultation - one of our design experts will tour your home and make recommendations all the way from paint colors, furniture arrangement, staging needs, and minor projects to kitchen remodels and overhauls. This step is crucial to maximizing your home's appeal while conserving your time, energy, and money. 

  • Process Management - we all have a role in the plan, and a key part of a great plan is great communication. For whatever tasks you're assigned, you'll receive detailed timelines and instructions along with check ins and progress updates. A few examples of seller tasks might be paperwork review and signatures, purging storage items, placing surplus items into storage, and depersonalization of your property.

  • Project Management - if items like painting, landscaping, handyman items, contractor management, and projects are part of our plan, we take this coordination off of your plate. We help with contractor selection, management, and project monitoring and approval so that you don't have to. 

  • Final Prep - our finished product check, if you will. Prior to property photos, we will be part of the final preparation to ensure that your property showcases how it should. We also review the plan again to ensure completion and satisfactory execution.

  • Property Photos - a crucial part of any property listing are the photos that will be displayed on all marketing and MLS sites intended to sell real estate. We are visual buyers of real estate first, so if the photos don't meet high standards, our buyer pool could decide not to buy before they even walk through our door. We only use select photographers whose work has been proven in the industry and whose photos speak for themselves. 

  • Live Listing - our first milestone! This step launches our marketing arsenal and managing showings, feedback, and offers will become our next focus. 

  • Negotiations and Deal Management - our service continues to excel once we receive offers for your property in the negotiation phase. Once we have an accepted contract, all aspects of the purchase process are under our watch and management, so, again, you can focus on other things. 

  • Closing - our final milestone! The finish line in our listing marathon, closing is a great day. Our job doesn't end here, however, because depending on your situation, we probably are going to be helping you purchase, build, and manage your new home! Learn more
